Queensland rental smoke alarm responsibilities

For rental properties, smoke alarms must be maintained and checked at key points in the tenancy lifecycle.

Property managers and landlords must ensure smoke alarms are:

  • Tested and cleaned within 30 days before a tenancy change or tenancy renewal
  • Replaced before their expiry date
  • Fitted with working batteries where required
  • Operating correctly when tested
  • Installed in the correct locations
  • Compliant with current Queensland smoke alarm requirements

Smoke alarm compliance is too important to leave to chance

In Queensland, landlords and property managers have ongoing responsibilities to ensure smoke alarms are tested, cleaned, maintained, replaced before expiry, and compliant with current legislation.

With tenancy changes, renewals, battery issues, expired alarms, and installation rules to manage, compliance can quickly become time-consuming.

What rental smoke alarms must include

All smoke alarms must:

  • Comply with Australian Standard AS 3786:2014
  • Be photoelectric and not contain an ionisation sensor
  • Be hardwired or powered by a non-removable 10-year battery
  • Operate when tested
  • Be interconnected with every other smoke alarm in the dwelling so all activate together

Smoke alarms must be installed on each storey:

  • In each bedroom
  • In hallways that connect bedrooms and the rest of the dwelling
  • If there is no hallway, between the bedrooms and other parts of the storey
  • If there are no bedrooms on a storey, in the most likely path of travel to exit the dwelling
  • Outside prescribed exclusion zones, including required distances from corners, walls, light fittings, air-conditioning vents, and ceiling fans

FAQs

How often must smoke alarms be tested in Queensland rental properties?
Smoke alarms must be tested and cleaned within 30 days before a tenancy change or renewal. They must also be maintained throughout the tenancy.
What is the Queensland smoke alarm legislation for rental properties?
Since January 1, 2022, all Queensland rental properties must have interconnected, photoelectric smoke alarms that comply with AS 3786:2014 and are installed in every bedroom, in hallways, and on every level to be legally leased.
Who is responsible for replacing smoke alarm batteries in a rental property?
Tenants are responsible for replacing flat or nearly flat batteries during the tenancy where the alarm uses replaceable batteries. Landlords and property managers must ensure smoke alarms are working and compliant at required tenancy points.
Do all rental properties need interconnected smoke alarms?
Yes. Queensland rental properties must have interconnected smoke alarms so that when one alarm activates, all alarms sound together.
Can I replace a hardwired smoke alarm with a battery-operated one?
No. If an existing hardwired alarm needs replacing, it must be replaced with a hardwired photoelectric alarm.
Do you issue compliance certificates for property managers?
Yes. As fully licensed electrical contractors, Jadair Electrical issues official Certificates of Testing and Compliance immediately upon upgrading or testing a property’s smoke alarms to ensure your rent roll remains legally compliant.
How quickly can you repair a broken smoke alarm in a rental property?
We prioritize property management maintenance requests to ensure tenant comfort and safety. Our local technicians provide rapid fault-finding and repairs for all major brands, keeping property managers updated at every step.
